We’re licensed real estate brokers, and are allowed by agreement, to share in the Listing fees paid by the Landlord to the Landlord’s broker.
Because we’re licensed, we are required to guarantee our fiduciary responsibility to our client throughout the entire real estate transaction. Our clients can rest assured that their interests are always front-and-center with us.
A dental tenant has two choices in lease representation:
Hire a licensed exclusive broker as his/her representative for comprehensive lease negotiation.
OR
Hire a consultant and pay a percentage fee based on dollars saved.
(Includes Location Selection, Proper Letter of Intent submission, Lease Analysis, and Lease Negotiation)
One might ask, if a real estate tenant broker is paid a portion of the Landlord Broker’s Listing fee, what is the incentive of the tenant broker to work to maximize lease savings to the dental tenant versus the dental tenant hiring a consultant on a percentage fee based on dollars saved?
We do not charge our clients a percentage fee of the dollars saved in our economic negotiation.
We typically save our clients 8% - 12% in overall lease costs – and it’s all included in our No-Cost Game-Changing representation. That amount saved is easily in the tens of thousands of dollars.
We are bound by the Laws of the Agency Representation to uphold the strict requirement of Fiduciary Responsibility to of our clients: LOYALTY, CONFIDENTIALITY, DISCLOSURE, OBEDIENCE, REASONABLE CARE AND DILIGENCE, ACCOUNTABILITY, FIDELITY, INTEGRITY, and COMPETENCY.
That means we must always keep our clients’ interests above our own and we must work to achieve the best economics, and negotiate the operative business structure of the dental lease to maximize protection against hidden business risk.
